The house books once, at one fixed figure, and carves it up whichever way you agree between you, which for most groups just means an even split across the tenants. Every bedroom, each bathroom, the kitchen and all the communal rooms come up to checkout standard in that one visit.
What eats the hours in a student house is the shared kitchen and the ovens, so that is our first port of call. Twelve months of a packed house cakes grime into the corners a hurried wipe-round never touches, and those corners are exactly what decides the checkout.

Half of you already home for summer
Access, parents and housemates long gone.
Come the final week, chances are half the house has already headed home. Entirely normal, and no obstacle. One person books, we work out access with whoever is left holding a key or arrange it through the agent directly, and every tenant receives the same dated photo set of the finished job.
A parent can just as easily book and settle up for everyone. We put the fixed figure in writing ahead of the clean and follow up with an itemised receipt, so whoever paid has clean paperwork, ready to wave at the deposit scheme if the agent reaches for a deduction.

The July bottleneck
Every Liverpool student tenancy ends together.
Around 61,000 students live in Liverpool, and Savills research put roughly 26,700 of them in private rented HMOs. Nearly all of those agreements expire at the 30 June or 1 July handover, which funnels the entire student belt into a checkout within a few days of each other. The weeks either side of that handover are our busiest of the whole year, and the diary fills quickly.

What gets inspected
Student checkouts are picked over closely.
A student house draws a searching checkout, all the more so where the landlord logged a photo-laden inventory at the start. The recurring trouble spots are the ovens, the shared bathrooms, skirtings and window tracks in the bedrooms, and any yard or bin area written into the inventory.
A full vacuum comes as standard. Where a year of traffic has marked the carpets, tack carpet cleaning onto the quote at £25 a room and we handle it in the same visit.

What student houses ask before they book.
Can the cost be shared across the house?
Yes. It is a single booking at one fixed figure, and you divide it between you however you see fit, which is usually an even share per tenant.
What does a student house come to?
Down to how many bedrooms. A three-bed runs £240, about £80 apiece across three. A four-bed is £310, roughly £78 each. Give us the property and we return a fixed number.
Some of us have already gone. Can we still book?
Absolutely, it is the norm for a student checkout. One tenant or a parent books, we set up access with whoever is still around or via the agent, and everyone still gets the same photos of the completed clean.
Can a parent handle the booking and payment?
They can, and plenty do. We confirm the fixed figure in writing ahead of time and send the itemised receipt to whoever settled it.
Do you take on HMOs and shared houses?
Yes, a large slice of our Liverpool work. The communal kitchen and bathrooms are the heaviest part of an HMO, and those rooms are where the checkout is really settled.
Is carpet cleaning extra?
The vacuum is built in. Carpet cleaning is a separate line at £25 a room, worth adding after a long tenancy with marked carpets or where your agreement calls for it.
How early should we book around 1 July?
The earlier the better, ideally weeks ahead. The whole Liverpool student belt checks out inside the same tight window, so by the final week the decent slots have gone.
