What Moves The Price

What moves the price in Liverpool.

Condition matters more than postcode, but the local stock shapes the job. A lot of Liverpool renting sits in older terraced and converted housing, which carries deep skirtings, picture rails and window tracks that take longer to bring back to inventory standard than a modern flat. Shared HMOs, common right across the student belt, mean more kitchens and bathrooms per property, and those two rooms are where the hours go.

The student changeover is the other big factor. Most Liverpool student tenancies end together at the 1 July handover, and a house left after a full year of a packed share needs a deeper, slower clean than one handed back in good order mid-tenancy. Appliances are priced separately: the oven cavity, the fridge and freezer, and other white goods are add-ons, so a property with a heavily used kitchen costs more to finish than a bare flat.

None of that changes the ladder above. It changes how long we are there, and we price that before we start, not after. Liverpool is a soft-water city, so heavy limescale is rarely the issue it is elsewhere, a light film on taps and shower screens over a long tenancy is the usual extent of it.

Are your prices fixed or can they change?

The prices shown are fixed for properties in standard condition, and we agree them with you before any work starts. If a property has been left heavily soiled or in poor condition, we may need to adjust the quote. Either way, you'll know the final price before we lift a cloth.

What payment methods do you accept?

We accept bank transfer and card payments. Payment is due on completion of the clean, once you're happy with the work. For larger jobs or commercial properties, we can discuss other arrangements.

Is oven cleaning included in the price?

A basic exterior wipe-down of the oven is included. For ovens that need a full deep clean with specialist products and more time, we offer a dedicated oven deep clean from £55. That covers removing and soaking the racks, degreasing, and bringing the oven back to a fit-for-checkout state.

Do you charge extra for carpet cleaning?

Thorough vacuuming of all carpets is included in the end of tenancy clean. Carpet shampooing or steam cleaning is a separate add-on, from £25 per room. We confirm the final price on the call based on the number of rooms and the condition of the carpets.

What if I need to cancel or reschedule?

Moving dates change, we get it. If you need to cancel or reschedule, give us at least 72 hours notice and there's no charge. With less than 72 hours notice, we may apply a small fee to cover the lost slot.

Do you offer discounts for multiple properties?

Yes. We offer discounted rates for landlords and letting agents with several properties. If you manage rentals across Liverpool, get in touch and we'll sort a pricing arrangement that suits your portfolio.

Is there a re-clean guarantee included?

Yes. Every end of tenancy clean comes with a 48-hour re-clean guarantee. If the landlord or letting agent flags a cleaning issue inside that window, we come back and put it right at no extra cost.
