First input: how big
Bedroom count sets your base figure.
We price the whole property, never by the hour. A studio opens at £130, a 1-bed at £155, a 2-bed at £190, a 3-bed at £240, a 4-bed at £310, and 5 bedrooms or more from £390. Tallying your bedrooms is the entire first move: that gives you the base figure to work from.
Pricing per property, rather than per hour, is in your favour. Pay by the hour and a cleaner who runs long hands you a half-done checkout and a full charge. Pay per property and the work is finished to the list, however many hours that swallows.
Second input: what state
The base assumes an ordinary lived-in flat.
Those opening figures take a property in fair, everyday condition. Tougher jobs eat more time: years of a tenancy with no clean in between, animals in the home, a full shared house at the end of the academic year. We settle any uplift before the crew starts, not once they finish, so send photos with the quote form and the figure that comes back is locked in writing.
Third input: the extras
Which extras earn their place.
Judge every extra against your check-in inventory: what you owe is the condition you were handed, nothing beyond it. Where the check-in logged a professionally deep-cleaned oven, the oven extra defends your deposit. Where it did not, leave it off and pocket the difference.

How the fixed pricing works.
Once I have a figure, is it binding?
Yes, as soon as photos confirm the state of the property. It is agreed in writing before the crew starts and does not shift after.
Is any of this charged by the hour?
None of it. It is per property and fixed. Charging by the hour rewards dawdling and leaves you exposed the moment the clock runs out mid-job.
What pushes the figure up?
Size and condition, plus whichever extras you pick. Every bit of it agreed ahead of the job, never bumped up while it runs.
Does the price change by area?
No. The same ladder runs across every area we cover, so a 2-bed in Aigburth is priced identically to a 2-bed in Crosby.
And if the property tops 5 bedrooms?
Big HMOs get an individual quote from £390. Send the bedroom and bathroom count and we come back with a fixed number.
