You should not inherit someone else’s grime.
Signing for a place and finding it left in a state is a rough start, and no tenant should burn their first days off attacking baked-on grease left by a stranger. We reset the property to a condition you would happily move your own things into.
There is a deposit angle too. Snap every room on the day you collect the keys, get us in, and you hold dated proof of the state you took it in. Where the check-in report logs the place as grubby from the outset, that is a charge that cannot land on you at the end.

The room-by-room coverage matches a full checkout: kitchen and the insides of every cupboard, bathroom scrubbed and descaled, skirtings, switch plates and window tracks, then the whole floor plan vacuumed and mopped. An unfurnished property is the easiest version of this job, since nothing blocks the corners.
Appliance deep cleans sit outside the base price: reckon on the oven from £55 and the fridge or freezer from £25. Between tenants the oven is nearly always worth it, because it is the first thing the new occupant opens. Whatever you pick, the total is fixed in writing before we start.

How does a move-in clean differ from end of tenancy cleaning?
On the ground the work is identical, room by room to inventory standard. What changes is when it happens and why: a move-in clean readies a property for the next occupant, whereas an end of tenancy clean settles the outgoing one. We run the same checklist for both.
Who foots the bill, the landlord or the tenant?
It can be either. Landlords and agents cover it when they turn a property between lets or tidy up after works. An incoming tenant covers it when they have walked into a mess and want it sorted before they unpack. Whoever pays gets the price in writing up front and an itemised receipt after.
Is it better to clean before the furniture goes in?
Much better. An empty shell lets us reach every corner, skirting and floor with nothing in the way, so wherever possible book us for the gap before the new tenant brings their belongings in.
How long after building work should we leave it?
Wait until the trades have finished and cleared out. A repaint or refit scatters dust, paint and plaster residue across everything, so treat the clean as the closing step before viewings or the new tenant, not something to overlap with the work.
How do you get into the property?
We sort access with whoever holds the keys, be that the landlord, the agent or the incoming tenant. Tell us the arrangement when you book and we build the slot around it.
